The home selling sweet spot resides in May. Between May 1st and the 15th to be exact. Last year, Zillow released the results of a study indicating homes sold 18.5 days faster when sold during the first two weeks of May. Interestingly enough, properties also were purchased for roughly one-percent more than the listing price during the selling sweet spot, leading to approximately $1,700 additional dollars in the seller’s pocket.
In years past, the best time to sell a home was in June but due to low inventory in the national and Utah real estate markets, homes over the past few years have sold when the weather was warm enough to tour open houses. This year’s housing market features an even lower inventory than ever before and we are seeing what we call a “Seller’s Market.” This means homes are selling faster and for higher prices than years past.
That said, you should prepare and list your home before May to take advantage of the May selling surge.
When should you list and prepare your home to sell?
The best time to prepare/list your home is between the months of March and April. The warmer spring weather allows you to make any necessary home improvements and allows your agent to ensure everything is in order for the sale.
Your agent should recommend or send an appraiser to measure your square footage for accurate listing information. From there, your agent should work with or recommend a professional home stager. Home staging can be done digitally as well as physically and has been proven to increase the speed and price for which a home sells. Following the implementation of home staging, your agent should hire a photographer and videographer to shoot gorgeous photos and video of your home against the warm spring backdrop, when your home looks its best.
All of this is done in preparation to list the home on a variety of Utah real estate sites as well as promote it on social media. We recommend that all of these things are in place BEFORE May, making your home easily found in online search and ready to tour when May 1st comes around.
